This Summerville home already had a substantial covered patio built into the back of the house. It had plenty of room for a table, chairs, and the homeowners’ grills, but the entire patio was open to the backyard.

Instead of starting over, Express Sunrooms of Charleston used that existing footprint as the foundation for something more functional. By screening in the covered patio and extending the enclosure outward, we turned an open-air space into a dedicated screen room that gives the homeowners considerably more protected outdoor living space.

 

 

Working With the Patio That Was Already There

One of the biggest advantages of this project was the amount of usable space already available under the home’s roofline.

Our team enclosed the patio with a framed screen system and added a gabled roof section to carry the screen room beyond the original covered area. This allowed the finished enclosure to take advantage of the existing patio while creating a much larger screened footprint.

Rather than feeling like a screen enclosure was simply added onto the back of the house, the new roofline, siding, trim, and gutters help visually connect the addition with the home’s existing exterior.

More Room Without Closing Off the Backyard

The finished screen room stretches across a large portion of the rear patio, but the full-height screening keeps the space feeling open.
Homeowners can still enjoy the breeze and views of the backyard while having a barrier between the patio and mosquitoes, flies, and other insects. A screen door provides direct backyard access, so the enclosure doesn’t interrupt the way the family moves between the house, patio, and yard.

The existing ceiling fans also remain inside the finished room, adding airflow for warmer Summerville days.

From Open Patio to Screened Outdoor Living

The before-and-after photos make the biggest difference clear. What was once an open covered patio is now a defined outdoor room with enough space for dining, relaxing, and entertaining without giving up the outdoor feel of the original space.

It is also a good example of why a screen room project doesn’t always need to begin with an empty backyard. Sometimes the best starting point is a patio or covered area a homeowner already uses, then figuring out how to make that existing space work better.
